How much do I need for a down payment?
If you’re buying your first home in Canada, you can purchase with as little as 5% down on the first $500,000. We’ll walk through all your options, including programs that make buying your first home easier.
What’s the difference between getting pre-qualified and pre-approved?
Pre-qualification gives you a general idea of what you can afford, while a pre-approval is a firm number from your lender that helps strengthen your offer. I can connect you with trusted mortgage partners to get this step done quickly.
How long does it usually take to buy a home?
From getting pre-approved to getting the keys, most buyers close within 30–60 days, depending on your financing and possession date. This timeline can vary as I have seen closings as quick as 2 weeks, and new builds can take up to a year or more. I’ll help you manage each step so there are no surprises.
