Calgary’s housing market is sitting in a more balanced position right now, which means buyers have a little more breathing room and sellers need to be sharper on price and presentation. The latest May 2026 numbers show softer sales, steady inventory, and prices that are still holding, just not running as hot as before.

We saw 2,162 homes sold in May 2026, down 16% year-over-year. That tells us demand is still active, but not nearly as aggressive as last spring. Meanwhile, 4,226 new listings came to market in May 2026, down 13% year-over-year, while 6,752 active listings were available citywide.

Calgary had 3.12 months of supply in May 2026, which keeps the market in balanced territory. Not a full buyer’s market, not a seller’s free-for-all either. The benchmark price was $570,500 in May 2026, down 3.0% year-over-year. The average Calgary home price was $665,695 in May 2026, up 2.5% year-over-year, which shows the market is still supported in some segments even as benchmark pricing eases.

Detached homes stayed relatively stronger, with a benchmark price of $747,800 in May 2026, down 2.4% year-over-year. Nationally, Canadian MLS sales rose 5.5% month-over-month in May 2026 according to CREA, so Calgary’s slowdown is more about local supply and pricing dynamics than a broad national collapse.

If you’re buying in Calgary, this is a better environment than the frantic markets we saw before. You still need to be prepared, but you now have more room to compare homes, negotiate, and avoid overpaying just because everyone else is panic-clicking listings at 11 PM.

For sellers, the lesson is simple. Market is healthy, but not forgiving. Good pricing, strong presentation, and clean condition matter more now. For investors, this is where cash flow and long-term fundamentals start to matter more than hype. Classic Calgary, still solid, just a little less spicy.
