Stop Ignoring the Home Buyers’ Plan: How RRSP + FHSA Can Supercharge Your 2026 Down Payment

If you’re trying to buy in Canada, the down payment is usually the part that slows people down. The good news? You may be able to use your RRSP and your FHSA together to make the numbers work better, especially if you’re a first-time buyer or newcomer building from scratch.

The Home Buyers’ Plan lets you withdraw from your RRSP to buy or build a qualifying home, and you can also make a qualifying withdrawal from your FHSA for the same purchase, if you meet the conditions for each account, according to the Government of Canada. Under the current HBP rules, the maximum RRSP withdrawal is $60,000 per person. The FHSA gives first-time buyers another tax-advantaged bucket for a down payment, and it can be used together with the HBP on the same home purchase.

The Bank of Canada’s policy rate is 2.25% as of mid-August 2026, and major-bank prime is 4.45%, so mortgage affordability still depends heavily on the rate you qualify for and the debt you carry. Posted conventional mortgage rates from major banks remain much higher than prime, with the Bank of Canada’s posted 5-year conventional rate at 6.09% and the 1-year at 5.49% as of August 12, 2026.

For many buyers, the real strategy is simple: use tax-advantaged savings first, keep debt clean, and avoid buying with a maxed-out budget just because the payment looks “okay” today.

If you’re new to Canada, this is one of the cleanest ways to turn savings into a real down payment without doing everything the hard way. It can improve your buying power, but only if your income, credit, and monthly debt can support the mortgage comfortably, tagal lang, hindi lang down payment ang labanan, buong picture din.
