2026-09-07T09:02:06.299-06:00 : Calgary Real Estate Market Update – September 7, 2026

Calgary’s market is still holding up, but the pace has clearly cooled. Sales and new listings were both softer in August 2026, while the Bank of Canada held its policy rate steady in September 2026, which keeps financing conditions fairly stable for now.

Calgary sales came in at 1,660 units in August 2026, down 16% year-over-year, while new listings fell nearly 10% to 3,141. The city’s benchmark price was $569,800 in August 2026, down 1.08% from a year earlier, the smallest annual decline in over a year.

Months of supply sat at 3.92 in August 2026, which points to a more balanced market than the tight conditions we saw in prior years. The Bank of Canada held its overnight rate at 2.25% on September 2, 2026, so borrowing costs did not move at this meeting.

Calgary’s daily housing summary showed inventory around 6,573 active listings in early September 2026, with median prices hovering near the mid-$560,000s. There is a bit more breathing room than before, especially if you’ve been waiting for sellers to be less aggressive.

For families looking to move up, stable rates plus softer sales can create better negotiation room, but the good homes are still getting attention fast. Hindi tayo nasa frenzy market, but it’s not sleepy either, just a more normal kind of busy.
