Beat the CRA Clock: Why First-Time Buyers Should Max Out Their FHSA Before Year-End
If you’re a first-time buyer in Canada, the First Home Savings Account, or FHSA, is still one of the cleanest ways to build a down payment. It gives you tax-deductible contributions going in, tax-free growth inside, and tax-free withdrawals when you buy a qualifying first home.
The FHSA lets eligible first-time buyers save for a home with an annual contribution room of $8,000 and a lifetime limit of $40,000. If you opened your FHSA in a prior year and did not use all your room, unused room can carry forward, which means you may be able to contribute up to $16,000 in one year.
You must be a Canadian resident, at least 18 years old, and a first-time home buyer under the CRA definition, meaning you have not lived in a home you owned in the current year or the previous four calendar years. FHSA contributions are deductible for tax purposes, and the contribution period runs from January 1 to December 31 of the same year.
If you use the FHSA for a qualifying home purchase, withdrawals are tax-free. The FHSA can be used together with the RRSP Home Buyers’ Plan for the same qualifying home, which can give buyers a bigger down payment pool. The RRSP Home Buyers’ Plan currently allows a withdrawal of up to $60,000, and for first withdrawals made between January 1, 2026 and December 31, 2028, the 15-year repayment clock starts in the fifth year after the withdrawal year.
For many buyers, especially immigrants building from scratch, the FHSA is basically free structure, not free money, but very close. If you have room and cash flow, topping it up before year-end can help lower taxable income and move you closer to a down payment faster.
Pairing FHSA savings with the RRSP Home Buyers’ Plan can make a big difference too, especially when every dollar counts. Small, steady deposits matter, discipline wins here, no drama, no magic, just good planning, bro.
